Location and Environment Access Requirements:

1. Unique Access Experience: Accessing Bingin Beach is a distinctive experience that mandates all visitors to descend approximately 200 stairs using the two public staircases at opposite ends of Bingin. This access is necessary for reaching the beach, restaurants, bars, and all accommodation facilities on Bingin Beach, including the rental property, Bingin Beach House.

2. Suitability Considerations: Bingin Beach may not be suitable for everyone. Individuals with health concerns, mobility limitations, low personal fitness levels, excessive weight, or those unwilling to navigate public staircases should assess their circumstances before considering a visit or stay at Bingin Beach.

3. Age-Independent Acknowledgement: Regardless of age, all guests must recognise their physical limitations and understand the associated requirements and demands of visiting Bingin Beach, ensuring a delightful and memorable experience.

4. Location-Related Matters: Any matters, concerns, or issues related to location, access, and environmental considerations, including guests' suitability, physical condition, and health matters, are not limited to specific restrictions.

5. Environmental Awareness: Monkeys are present in various areas of Bali, including Uluwatu, Pecatu, Padang-Padang, and Bingin Beach. They usually move in troops of 10 to 15, searching for food. While they do not have a set schedule, our experience over the past decade indicates that they visit Bingin Beach a few times a week, often in the early morning (7 a.m.–9 a.m.) or late afternoon (3 p.m.–5 p.m.). Guests are advised not to be frightened, as the monkeys are not aggressive. 'Shooing' them away with a stern voice and clapping typically encourages them to move on. Feeding the monkeys is strongly discouraged, as we coexist with them as part of our natural environment. All visitors and guests acknowledge this information upon booking Bingin Beach House.

6. Claims and Requests: Claims or requests for reduced rates, refunds, or penalty-free cancellations related to accessing Bingin Beach House or environmental considerations of Bingin Beach will not be considered for cancellation, refund, or credit note.

 

Property Rules and Policies:

1. The guest creating or responsible for the booking must be 25 years of age or older on the date that the booking is made.

2. To ensure a comfortable check-in process for guests, Bingin Beach House uses local porters to carry guest luggage to and from the villa during check-in and check-out. Specifically, up to six pieces of luggage are included per booking and are paid for by Bingin Beach House. There are no instances where guests should pay local porters for carrying luggage, except in the situation when guests have additional luggage items exceeding the six included items, in which case guests are required to pay the porters directly and immediately in cash following the carrying of luggage or items at the set rate of 50,000 Rp per additional item.

3. Bingin Beach House does not permit or allow any form of party, event, or gathering at any time. Loud and disturbing music past 10 p.m. is not permitted under any circumstances. External sound systems or equipment, such as DJ equipment, amplifiers, lights, etc., are not permitted at the property.

4. The maximum number of guests permitted to stay at Bingin Beach House is 6 people, including children aged 5 and older and adults. Babies and toddlers do not contribute towards the maximum number of guests; however, if there are more than 2 babies or toddlers intended to stay, please advise us before completing your booking. We are licensed to accommodate a maximum of seven guests. On request, Bingin Beach House may approve one additional guest to stay using a portable mattress, which can be set up in either the media room or the main bedroom. The rate per night for the additional guest is 750,000 IDR for related expenses such as linens, towels, water usage, electricity, etc. 

5. Guests are responsible for ensuring that the maximum number of individuals staying at the property at any time does not exceed seven people. If additional persons or guests are found on the premises after 10 p.m. or have or are still staying in the villa, the renter acknowledges and accepts that they will be charged an additional cost of 1,2 million IDR per person per night.

6. Bingin Beach House operates on tank water, which is supplied via water trucks; guests must be mindful of their water usage. Water levels are monitored daily and refilled as required. In rare instances, typically when unforeseen excessive usage occurs, there may be instances where all reserves are exhausted. Guests need to advise our staff if there are any issues and be patient until the refill tanker arrives.

7. Coffee, sugar, and tea are offered on arrival; included with all bookings are 10 Nespresso capsules for use with the coffee machine. Additional Nespresso capsules can be purchased for 100,000 IDR from our staff or our online web store.

8. No smoking is permitted in any area upstairs, especially bedrooms, bathrooms, toilets, or balconies; similarly, smoking in the media room is strictly forbidden. If smoking occurs in any of the pre-stated spaces during your stay, you will be liable to pay a cleaning fee of 3 million IDR. Smoking includes any tobacco or nicotine-related products, such as but not limited to cigarettes, pipes, vapes, etc.

9. For a secure, pleasant, and hassle-free stay, we kindly request that guests to adhere to our villa guidelines, particularly in ensuring security and avoiding interactions with local wildlife. 

• Securing Windows and Doors: When leaving the property unattended, it is essential to lock all doors and close windows. Local monkeys, if given access to the property unattended, can pose a nuisance by causing damage and pilfering personal items. Guests will be held responsible for any resulting damages, costs, or expenses incurred due to monkeys entering the property through open windows and doors.

• Visitors: If monkeys arrive at the property while guests are on site, there is no need to close windows. Instead, guests should remain vigilant, use a firm and loud voice, and clap to discourage the monkeys. Monkeys, generally non-aggressive, are unlikely to enter when aware of human presence.

• Preventive Measures: When guests are congregating downstairs, it is advisable to close the upstairs bedroom doors and bathroom windows as a preventive measure

 10. We do not permit pets in or around the villa at any time.

 11. The property, under no circumstances, is to be re-let or sublet.​

Liability for Personal Injury:

Bingin Beach House assumes no responsibility for any personal injuries suffered by the guest, members of the guest's family or group, employees, or visitors, regardless of how such injuries may occur. The guest agrees to release Bingin Beach House from any liability related to claims for personal injuries. The guest must ensure the safety of all guests, especially children, while utilising the property. Renters absolve Bingin Beach House of any responsibility for bodily injuries or property damage resulting from the negligent actions or omissions of the guest. Guests acknowledge the need to supervise their children and behave responsibly at all times.

 

Property Care and Damage Responsibility:

Guests are expected to treat the property with the utmost care and accept full responsibility for any loss or damage that may occur during their stay, including the loss of any keys. In the event of damage, please promptly inform our staff to ensure appropriate action can be taken. If any breakages occur during your stay, it is imperative to notify our staff before checking out of the property. For security reasons, all guests are required to lock all doors and close windows when leaving the property unoccupied. Please be aware that in the event keys are lost or not returned, the cost of replacing locks will be charged accordingly. Your cooperation in promptly reporting any issues and adhering to security measures is greatly appreciated.

 

Acknowledgement and acceptance of terms and policies:

1. Before completing your reservation, it is mandatory to read and accept the reservation terms and policies that govern this booking.

2. Any breach of these terms may result in an immediate termination of the booking, eviction, or forfeiture of the booking without a refund.

3. You acknowledge and agree to refrain from generating or disseminating adverse written statements, comments, or reviews on social media channels, including but not limited to Facebook and Instagram, as well as on diverse websites, including Bingin Beach House's official site, and review platforms such as Google Reviews, TripAdvisor, and Facebook. You agree not to convey negative sentiments, grievances, or dissatisfaction specifically concerning the revealed location, accessibility, and environmental conditions while making a reservation at Bingin Beach House.
